Florence Insurance Appraisal Services

Green Public Insurance Adjusting provides independent appraisal services for commercial and residential property owners throughout Florence and Boone County. Our nationally certified appraisers and umpires serve northern Kentucky property owners — advocating for fair settlements against any carrier in the greater Cincinnati corridor.

What Is the Insurance Appraisal Process?

When you and your insurance carrier cannot agree on the value of a covered loss, your policy likely contains an appraisal clause — a formal dispute resolution mechanism that bypasses lengthy litigation. Each party selects an independent appraiser. If those appraisers cannot agree, a neutral umpire is appointed. The umpire's decision on the value of the loss is binding. Appraisal addresses the scope, pricing, and — where permitted by state law and case law — causation of the loss. It does not resolve coverage disputes, bad faith claims, or legal liability. Green Public Insurance Adjusting serves as your independent appraiser — advocating for the full and fair value of your loss throughout the process.

When Should You Request Appraisal?

Your carrier's settlement offer is significantly lower than repair estimates

Your claim has stalled with no resolution in sight

You received a partial payment and believe more is owed

Your contractor's scope and the carrier's scope are in dispute

How the Appraisal Process Works

1

Policy Review

We review your policy's appraisal clause and confirm eligibility.

2

Demand Letter

We help you formally invoke the appraisal clause with your carrier.

3

Independent Inspection

We conduct a thorough inspection and prepare our appraisal.

4

Umpire Selection

If needed, we work with your carrier's appraiser to select a neutral umpire.

5

Award Issuance

The umpire issues a binding Award determining the value of the loss.

6

Payment

Your carrier is obligated to pay per the Award.

Appraisal Fee Structure

Our appraisal fee is a flat rate — typically under 10% of total damages — with a deposit due upon contract signing. The balance is due upon Award finalization. Each party pays for their own appraiser. The umpire cost is shared equally between both parties. There are no hidden fees and no contingency arrangements for appraisal-only engagements.
